FIRST IMPRESSIONS:

PHOTOGRAPHY

Given that photos of your home (on web) may very well be the first impression prospects have of your property, I will provide a professional photographer to capture your house and property with visuals that positively engage the viewer.

FLOOR PLANS (WEB & PRINT)

Floor plans, with measurements professionally created, contribute to the overall marketing effort by enabling potential buyers to better interact with accurate specifications before actually visiting your property. Accordingly, I will provide the Professional.

STAGING ADVICE

What a difference de-cluttering, organizing closets and storage areas, cutting the lawn and adding potted plants and flowers (to name just a few tasks) can make to a first (and lasting) impression. Having assisted many clients in this staging task, I will be happy to make suggestions to help you better prepare your property for sale. This task is even more critical when the property is smaller such as apartments, condos, townhouses. Another less expensive option is going with virtual staging (contact me for more info) Also: If I feel that renovations, upgrades, or repairs may significantly benefit the perceived value of your house, I will recommend accordingly. I confidently offer this perspective based on many years of experience in construction and renovations.

Today, the first stop for most property searches begins on the web. My site has been created to make any search easy but most importantly, to clearly feature your listing. Pictures, floor plans and other details are all included. As well, your listing can be viewed on a number of other websites, including my company’s web site (TRGrealty.ca), MLS.ca, Rew.ca, Resaas.com, Realty Link, Realtor.ca and BuyingVancouverHomes.com

SOCIAL MEDIA

Your listing will be made available in a wide range of social media, including Facebook, Instagram, Twitter, YouTube and Linkedin – all intended to create controlled awareness with prospective buyers.

MLS RECIPROCITY

My Real Estate Brokerage participates in MLS Reciprocity – a system that enables members to display all of each other’s active listings – the goal being to drive consumers to Realtors and their listings. This means that by having your listing appear on other Realtor’s websites, your property will be advertised to a much larger audience.

The old stand-by ‘Open House’ still captures the attention of a significantly large audience and provides the opportunity for potential buyers to view your property without the hassle of arranging an appointment. I suggest a number of open houses according to need and circumstances.

REAL ESTATE COMMISSION FEES:

The preferred commission rate is 7% of the first $100,000 and 2.5% on the balance. With the preferred split of the commission of 46.5% is payable to a Buyer’s agent who brings the seller an offer and 53.5% payable to the Seller’s agent because of the extra costs incurred from listing the property and advertising.

HOW DOES THE COMMISSION FEE WORK?

This is not all for what I will do for you, as it also includes the amount that you will be offering to the Buyer’s agent for participating in the transaction. Let’s start here as all Buyer’s agents are paid by the Seller through their listing agent upon a sale. This means that once the deal closes and my brokerage gets the money, both agents get paid.

The commission offered to the Buyer’s agent is publicly disclosed on the MLS listing, and this is a key incentive to Buyer agents. If your listing offers 2.5% to the Buyer’s agent, this is going to be more positively viewed by them than if you are offering 2.0% or less. You should offer a commission that is consistent with what’s being offered in your area.

For comparison, I will show you all of the Neighborhood broker listings, as this is where the commission rates are fully disclosed to the real estate industry. My advice is that if all of the competitive Neighborhood listings are offering 2.5% to the Buyer’s agents, you should consider offering the same amount or possibly more for your listing to stand out stronger to the agents compared to the other listings being offered for sale.
